1. Learning Outcomes

The purpose of this assignment is to enable you to:

· Demonstrate ability to evaluate building projects

· Appraise the development and investment of building projects

· Apply the processes and techniques to prepare property valuation reports

· Examine implications of various factors in relation project development and investment.

· Understand the feasibility study of project development and investment

2. Case project information 

The project is at 90 Goodwin Street LYNEHAM, ACT 2602. The detailed information is at:

You may provide some reasonable assumptions in order to successfully complete this assignment.

The project is only used for teaching and learning, and must not use for other purposes.

3. Task requirements 

Individual assignment.

You, working on behalf of a property developer, will plan to invest/buy this case property, and then demolish the current building to develop a new dwelling. Therefore, a report mainly containing the following two parts is needed.

Part 1: Property evaluation. You evaluate the property value of the case project.

Part 2: Property value estimation. You estimate the value of the new residential building using the development equation formula from the COST side. 

The report with a clear analysis as well as a rational discussion is expected. Please use headings to guide your analysis and relevant discussion.  A professional report is expected. You may use the below structure to prepare the report:

· Cover page (with all your full name and ID)

· Table of contents

· Summary (what you have done and key results)

· Introduction (Project information)

· Investigating factors affecting the feasibility of project development

Local property market analysis

 4. Other requirements 


The report should have 2000-3000 words (excluding the cover page, table of contents, tables, figures, and references). You are expected not to exceed the word limit by 10%. If necessary, you may go beyond the word limit by attaching additional reference material as an appendix. A report with a clear analysis as well as a rational discussion is expected. You should draw on references to the contract material to illustrate your points.

The report must display detailed evaluation and estimation processes with strong evidence and calculation methods. You should not directly provide the assumed number of project values and costs. For instance, the interest cost shall be based on the current development loan rate.

The report shall be in .pdf format, and be submitted to Canvas. You may attach some excel-sheets to show your evaluation and estimation process.

Harvard reference style. is required.

The due time and date are 5:00 pm 11th October 2024.

The marking criteria are attached.

The contents of your document must not be copied and pasted from other publications. Too high a similarity percentage (Plagiarism Review using Urkund) will be punished (10% matching text from one document, and 30% matching text for all documents).
